Clients: Event Hospitality & Entertainment

Timeframe: 9 months, full time

Cost: $1,900,000.

Brief: An extensive renovation to 24 harbour side rooms and common areas including replacement of worn and dated materials, fixtures, furniture and equipment in harmonising with the new QT brand. Sydney based Amalgamated Holdings brought the former Museum Art Hotel for $28.5m in July 2015.

Special materials:

  • High end important fixtures and fittings

  • Granite vanity tops

  • Bathroom slate

  • Woven Axminster

  • Textured fabric wallpaper

  • Chinese made vanity, bedhead, minibar and wardrobe units

Complexity rating: High complexity.

(While completion of the construction was much the same as previous jobs, the size, cost and time frames all added to the jobs overall complexity.)

Unexpected building work:

  • Upon removal of the bathroom ceilings it was decided the rooms fan coil unit required upgrading and all 24 rooms received a new hvac system at a cost of almost $85k.

  • Midway through the job a large 7.8 magnitude earthquake caused considerable damage and all rooms and most common areas required new plaster and paint pushing the job back several weeks.

  • Extensive additional passive fire ratings as stipulated by council.

People involved: Project manager, hotel reps and managers, multiple builders and labourers, QS, Architect, designer, room stylist, hvac, bin hire, tiler, electrician, wall-paperer, painter, gib stopper, exterior plasterer, plumber, passive fire protection, glazier, joiners, cleaners, carpet installer, stone installers.
