Clients: Retired woman and her adult son.

Timeframe: 15 weeks full time, with a break over Christmas.

Cost: $131,000.

Brief: As this was a concrete highrise, we were able to completely gut the internal layout of the client’s apartment and reconfigure it to suit her design preferences and lifestyle, with all new walls, insulation, and gib installed. Premium Kingspan Kooltherm K10 insulation was used to provide long-term thermal protection. Custom furniture was designed to fit the space, and new double-glazed windows and fire doors were installed. The project included a complete new kitchen and bathroom. Due to the apartment being on the 7th floor, there were logistical challenges with material deliveries, and the dry riser was the only available space to route all plumbing down to the street.

Special materials: The fitout featured Kingspan Kooltherm K10 insulation, custom furniture, double-glazed windows, and fire doors to enhance both the functionality and aesthetics of the apartment.

Complexity rating: Medium complexity.

Unexpected building work: The double-glazing had previously been priced by other contractors as unaffordable due to the required external scaffolding. However, we devised a solution to safely remove the existing glazing and install new double-glazed units from inside the building, saving the client a significant amount of money. This also ensured that the apartment’s temperature could be easily controlled year-round, especially with the new HVAC system we installed.
People involved: The project involved a project manager, builders, electrician, plumber, HVAC, joiner, gib stopper, painter and tiler.

Client feedback: "You and your team did a marvellous job. I’ll never stop thinking how lucky I am."
